  • Competition for the development of planning and development concept of land use in the area of settlements in Stargard Giżynek, W Voivodeship

  • DESCRIPTIVE PART
  • It was assumed that the proposed land development project will meet most of the assumptions made in the Study of Conditions and Spatial Development of the city of Stargard. Clearly divides the study area planned road, which also defines a zone and the zone of green building.
  • The theoretical basis for the design was taken from the idea of neighborhood units (Clarence Perry 1900), which today is one of the most frequently updated and that is shown as a model including in Sustainable Urbanism (Terry Farrell 2006) and others. The main assumption is the shape the building teams that allows pedestrian access to basic services within max. 800 meters. According to some studies, this distance can be up to 500 meters. Adjacent neighbor units should be so zaplnowane to the edge was their communication and access to important functions.
  • As a result of analysis of the current development and structure of the city of Stargard assumed that the study area could constitute a part of the two areas of the neighborhood adjacent to one another. Their local centers equipped with services would be located at the junction of the development area and the two main access roads to the center of Stargard: Broniewski street and street Calm. These two areas could constitute grounds (stages) beginning planned development of the entire area of study.
  • The main axis and communication backbone for the whole of the development will be a new road connecting streets Broniewskiego and Calm. Its course intentionally slightly zakrzywiono, so as to achieve: slow traffic in the site and designate a specific place – a reference to the waist of the existing trees, which would become the avenue hiking or walking-ride, designating a place for both leisure zone Giżynka that for neighboring areas Stargard . In place of the curve, at the junction of two neighboring units, in place of the existing row of trees proposed significant senior service – service provided in the project of education (school, kindergarten) or other service of public interest. Such a proposal put forward on the basis of the location of existing buildings in the neighborhood, but in the era of depopulation postepoującej present time it may turn out to be wrong. Then, any significant service (eg, clinic or health care facility along with the house welfare) can perform similar functions in the scale of the team.
  • It was assumed that the new axis will not only be an individual circular communication space, but also cycling, public transport and walking. For this purpose, provided at least three characteristic locations selected for the purpose of public transport and cycling along the string. In addition, an other secondary axes: defining the major streets in this connection to the historic palace Giżynek, Masovian Voivodeship. It was assumed that the extension of the central axis of the green can be access or hiking and cycling path leading through the allotments. Such a combination would provide a chance for a better transport connections with other areas of the area by means other than the car, bus. It is about the opportunity to determine the direction of healthy and organic lifestyle / use of urban space.
  • Assumed hierarchy of intensity of development: in the vicinity of local centers – associated with roundabouts at. Quiet and Broniewskiego adopted biggest intensity mixing and allowing trade and services or production in areas with good transport accessibility.
